What Is Location Intelligence, and When Is It Worth It?

Mapping shows you where things are. Location intelligence tells you which option is stronger, by how much, and for what reason.

Location intelligence is the practice of using location data to make a specific decision: where to open, where to close, which territory belongs to whom, which of five candidate sites is strongest. What separates it from mapping is that the output is a ranked, quantified answer rather than a picture.

That distinction sounds pedantic until you are in the meeting. A map invites everyone to interpret it. A scoring model with named components invites people to argue about the weights, which is a far more productive argument.

The three questions it answers

  1. Who can reach this location? Reachable population, workers and households inside a real travel-time catchment.
  2. Who else is competing for them? Every comparable operator within that catchment, weighted by size or popularity.
  3. How easily can they get here? Road access, transit proximity, walkability, parking, and the barriers a straight-line radius hides.

Everything else is refinement. If an analysis does not answer these three, it is not location intelligence, whatever the software cost.

Catchments: the part that is usually done badly

A catchment is the area from which a location draws its customers. The common shortcut is a circle of fixed radius, and it is wrong in almost every real city, because rivers, rail lines, motorways and one-way systems mean the area someone can actually reach in ten minutes is nothing like a circle.

Use travel time on the real network, and use the mode your customers actually use. A city-centre cafe is a five-minute walk business; a furniture warehouse is a twenty-minute drive business. Applying the same catchment definition to both guarantees at least one of them is analysed wrongly.

The two sites above are effectively tied on the total, and that is useful information: they are strong for opposite reasons. Site A has more demand and better access but faces more competition. Site B has a clearer run at a smaller market. A single number would have hidden that entirely, which is why the components matter more than the total.

When it is not worth doing

  • When there is only one option. Analysis cannot make a forced decision better, only slower.
  • When the deciding factor is not locational: rent, a specific landlord, a licence, a lease already signed.
  • When the geography is too small to differentiate. Three units on the same street will score almost identically, and correctly so.
  • When nobody will change their mind. If the decision is made, the study is documentation, and it should be priced as such.

It is most valuable when there are more candidates than you can visit, when the cost of being wrong is large and slow to reverse, and when you will make the same kind of decision repeatedly and want a consistent method rather than a series of independent judgements.
